involves: The Operating Engineer will ensure optimal performance
and reliability of facility systems through comprehensive
maintenance operations. This role combines hands-on technical
expertise with systematic troubleshooting skills to maintain safe,
efficient, and comfortable building environments. Will execute a
comprehensive preventive maintenance program designed to maximize
equipment reliability which will include performing scheduled
inspections, routine servicing, and component replacements across
HVAC, electrical, plumbing, and mechanical systems according to
manufacturer specifications and established maintenance protocols.
Corrective maintenance responsibilities encompass diagnosing
equipment malfunctions and executing timely repairs to restore
systems to full operational capacity. The Operating Engineer will
be required to respond and react quickly in order to minimize
downtime and maintain critical building operations, from emergency
repairs to planned system restorations. Daily building rounds and
systematic inspections form a cornerstone of this position,
requiring the engineer to conduct thorough visual and operational
assessments of all building systems. These rounds ensure early
detection of potential issues, verification of proper system
performance, and maintenance of detailed logs documenting equipment
status and operational parameters. Advanced troubleshooting skills
are essential, as the role demands systematic diagnosis of complex
mechanical, electrical, and control system problems. The Operating
Engineer will utilize diagnostic equipment, interpret system data,
and apply technical knowledge to identify root causes and implement
effective solutions. SHIFT: This role operates on a rotating shift
schedule with mandatory on-call responsibilities to ensure
continuous facility operations and emergency response coverage.
This role provides 24/7 building system support through structured
shift rotations, maintaining critical infrastructure during all
operating hours including evenings, weekends, and holidays. What
your day-to-day will look like: Perform Building Rounds ensuring
systems and are operable with no noted problems or alarm conditions
Clean HVAC coils, change filters and belts. Record Temperatures,
Pressures, and other operating parameters to assess system or
equipment performance Prioritizes all PM’s, corrective, and
emergent work orders in your queue (annual, monthly, weekly, and
daily). Update work order status in real time, utilizing CMMS
system. Trouble shoot systems, equipment, or components to make
repairs, perform PM and ensure reliability Escalating problems or
issues to Manager in a timely manner. Other duties when assigned
Maintain and repair locks, locking mechanisms, closers, doors, and
furniture. Maintain and complete documentation for fire
extinguishers and other building systems. Maintain and repair
plumbing components including toilets, urinals, lavatories, flush
valves, sinks, drains, water heaters, piping, and sump pumps.
Prepare, prime and paint building interior and exterior surfaces
and perform general handyman tasks to maintain buildings. Completes
special tasks that include but are not limited to; painting,
locksmith work, tenant services requests, and general maintenance
as assigned. Required skills/experience: High School Diploma or
equivalent Possess proficiency with hand and power tools, measuring
instruments, as well as specialized diagnostic equipment such as
multimeters, pressure gauges, and infrared thermometers.
Proficiency performing preventive maintenance for HVAC, Mechanical
and Electrical equipment and with performing scheduled maintenance
tasks such as Filter replacement, Lubrication of rotating equipment
and Calibration of controls. Proficient in basic computer
application software such as MS Office, Outlook, CMMS (CORRIGO),
etc. Minimum 3 year of related experience and/or training in the
areas of HVAC, Controls, Electrical or Plumbing. Core Technical
Skills Proficiency in reading and interpreting mechanical,
electrical, and plumbing blueprints and schematics Working
knowledge of building automation systems (BAS) and computerized
maintenance management systems (CMMS) Competency in electrical
troubleshooting up to 480V systems Understanding of HVAC controls,
including pneumatic, electric, and DDC systems Basic soldering,
pipefitting, and mechanical repair capabilities Preferred
experience/technical skills: Minimum 3-5 years hands-on experience
in facilities maintenance, building operations, or related
mechanical field Demonstrated experience with commercial HVAC
systems, electrical systems, and building automation controls
Previous experience in preventive maintenance programs and
emergency response situations Technical Certifications High school
diploma or equivalent required EPA Universal Refrigerant Handling
Certification HVAC Certification (Local Trade School or Adult
Education 3 or 5 yr program) Qualified Electrical Worker This

Estimated compensation for this position: 70,000.00 – 80,000.00 USD
per year This range is an estimate and actual compensation may
differ. Final compensation packages are determined by various
considerations including but not limited to candidate
qualifications, location, market conditions, and internal
